Aventura Condo Buyer Checklist: Fees, Reserves, Inspections and Building Rules
Shopping for an Aventura condominium means evaluating two purchases at once: the residence itself and a financial interest in the condominium association. Two units with similar asking prices can involve very different monthly costs, repair exposure, financing conditions, and building rules. This guide explains what to compare before deciding which property merits a closer look.
1. Compare the full monthly ownership cost
Start with the purchase price, mortgage payment if applicable, property taxes, condominium assessments, insurance, utilities, parking charges, and any applicable special assessments. Do not assume that a building with a lower monthly association fee is automatically the less expensive choice. Ask what the fee covers and whether services, utilities or amenities are billed separately. Our South Florida condominium HOA-fees guide explains common inclusions and exclusions.
2. Review the association’s financial condition
Request current association documents and review the budget, annual financial statements, available reserve information, insurance coverage, and disclosures about assessments. Ask whether significant repairs are planned, funded or being evaluated, and how the association expects to pay for them. Financial statements and board records can give context to an attractive asking price, but they should be evaluated with qualified professionals when needed.
3. Understand milestone inspections and reserve studies
Some Florida condominium buildings are subject to structural milestone inspections and Structural Integrity Reserve Study (SIRS) requirements. These are not the same process. Their applicability and timing depend on the property’s characteristics and governing law. Review actual inspection reports, available SIRS documentation, recommended funding plans, and notices rather than relying on generalized claims that every Aventura building has identical deadlines. Florida’s Department of Business and Professional Regulation provides official condominium FAQs and inspection and reserve-study guidance.
4. Check financing and building-specific restrictions
Before committing to a financing strategy, discuss condominium project eligibility with your lender. Ask about any project-level underwriting requirements, insurance or litigation questions, owner-occupancy or rental policies, and other factors the lender may need to review. Confirm parking allocation, storage, guest procedures, pet policies, and renovation approval requirements using the current governing documents. The rules of one building should never be assumed to apply to another.
5. Compare the unit, not just the building
Look at floor and exposure, natural light, views, privacy, balcony condition, interior renovations, appliance and mechanical systems, noise, access to amenities, and any permitted improvement records. Review applicable flood and insurance considerations for the specific property. A waterfront view or upgraded interior is valuable only in the context of the individual unit’s total cost and condition.
6. Ask for the right resale documents
Florida law identifies documents that qualifying residential condominium resale buyers are entitled to receive, including governing documents, current financial records, and certain inspection or reserve-study information where applicable. The details and contractual timelines matter. Review the current Florida Statutes section 718.503 and consult your attorney regarding legal rights and deadlines in your transaction.
Questions to ask while comparing Aventura condos
- What is the current monthly condominium assessment, and exactly what does it include?
- Have special assessments been levied or proposed, and are additional capital projects being discussed?
- Which inspection reports and reserve studies apply to this building, and are the most recent versions available?
- Are there pending repairs, insurance changes, or legal proceedings that warrant further review?
- What are the leasing, pet, parking, guest and renovation rules?
- Will my lender consider this condominium project eligible for the proposed financing?
