Around $249,000: Can You Really Own in Brickell Under $250K?
999 Brickell Bay Dr #303 · $249,000
Studio | 1 bath | 580 sq. ft. | HOA $570/month | 1-car garage

Yes, you can. But there is a catch. This 1968 building puts you on Brickell Bay Drive for under $250K, with a garage space included. However, the unit has no windows. That is the trade-off at this price. It also shows why layout matters as much as location.

Around $390,000: A True One Bedroom in the Heart of Brickell
1050 Brickell Ave #1602 · $390,000
1 bedroom | 1 bath | 843 sq. ft. | HOA $1,091/month | 1-car garage

At $390K, the experience changes. Now you have a true one bedroom with 843 square feet. It is a corner unit with a balcony and a washer and dryer inside. The 2008 building also has a pool, a gym and concierge service. This is where a more traditional Brickell condo begins.

Around $550,000: Two Bedrooms and Biscayne Bay Views
1155 Brickell Bay Dr #1001 · $550,000
2 bedrooms | 2 baths | 1,200 sq. ft. | HOA $1,858/month | 1-car garage

This is where the jump gets interesting. $550K buys 1,200 square feet, two bedrooms and Biscayne Bay views. It is a corner unit with a split floor plan, and both bedrooms have their own bathrooms. The kitchen has been remodeled, and the oversized balcony faces the water. Notably, that is a big step up in space, and you are still well below $1 million.

Around $725,000: The View Becomes Part of What You’re Buying
950 Brickell Bay Dr #4005 · $725,000
2 bedrooms | 2 baths | 1,101 sq. ft. | HOA $1,310/month | 1-car garage

At $725K, the view starts to become part of the purchase. This residence in The Plaza on Brickell sits on the 40th floor. The large balcony looks out over Biscayne Bay and the Miami skyline. The home also has impact doors and windows. Its square footage is slightly smaller than the $550K unit. So the difference here is height and view, not size.

Around $995,000: The 50th Floor at ICON Brickell
465 Brickell Ave #5002 · $995,000
2 bedrooms | 2 baths | 1,269 sq. ft. | HOA $1,684/month | 1-car garage

Just under $1 million takes you to the 50th floor at ICON Brickell. This corner unit has floor-to-ceiling impact windows with water and city views. Inside, you will find porcelain tile throughout, an open kitchen with Wolf and Sub-Zero appliances, and a primary suite with two walk-in closets. Overall, the view is the main event. It is also the strongest finish for this comparison.

What $249K to $1 Million Buys You in Brickell: The Pattern
Looking at all five, a few patterns stand out:
- Space: it grows from a 580 sq. ft. studio to about 1,270 sq. ft. with two bedrooms.
- Views: they move from none, to skyline, to Biscayne Bay, to high-floor water panoramas.
- Floor height: the views come with the upper floors.
- Building feel: each price point sits in a different kind of building, from a 1968 tower to ICON Brickell.
However, a bigger price does not always mean a bigger home. The $725K unit is smaller than the $550K one. In that case, the extra money buys height and a view.
It’s Not Just About the Purchase Price
Monthly costs matter too. HOA dues on these five range from $570 to $1,858 a month. Therefore, compare HOA fees, insurance, property taxes and possible assessments before you decide. A lower price with higher fees may cost more than it first appears.
